Stage 1 - Up To Exchange Of Contracts

Obtain your instructions and ask you for a payment
to cover the initial expenditure made on your behalf.
Make the Local Authority search and others that may
be needed (such as a Coal Mining Report or a Land
Registry Index Map Search).
2)Receive the draft Contract and property information
from the Seller's Solicitor and list of items included in
the price ('Fixtures Fittings and Contents Form').
3)Forward to you a copy of Fixtures Fittings and
Contents Form and property plan (if available) for
your approval.
4)Check information received and send to the
Seller's Solicitors any further questions which may
arise.
5)Receive and check the replies to the Local Authority
and any other searches.
6)Check mortgage details from your lender. Problems
with a survey would be dealt with at this point. A
number of lenders now require us to certify to them
that we have verified your identity. If we have not
acted for you on a previous occasion please arrange
to call to see us with proof of identity and current
address (e.g. passport, driving licence, identity card
and/or correspondence addressed to you at your
current address).
7)Report to you upon the Contract pointing out
any unusual matters. Arrange for you to sign Contract
and possibly mortgage and pay any Contract deposit
required.
8)Agree a completion date.
9)Check life policies are on risk.
10)Check buildings insurance is on risk then exchange
Contracts and pay Contract deposit to Seller's Solicitors.
